What makes Rajendranagar Hyderabad’s Next Growth Hub?

Good to go?

Okay. Good evening. Good evening. Um, we’ll start with topic one, which is Rajendranagar infrastructure. So Sanjay sir, our sales team has been telling prospects that Rajendranagar is a developing area. Developing can mean many things. What makes you say that this specific location is developing better or faster than any other location in Hyderabad?

Sanjay Kumar Bansal:

Very good question and We go into the depth of this question when we are selecting a new site, and this is what we have answered when we selected Rajendra Nagar few years back. And three major points to tell briefly, I look at the width of the road in front of the project. We have 250 feet road national highway compared to all other 100 feet roads with high rises. Second is the transport connectivity to that particular region. That’s very important road, rail, airport.

Third is what is the development happening which creates a strong demand sustainable for the housing. I’m sure you have all the facts AIs on your site. You can ask me facts and specifically I can answer you.

Devansh Bansal:

Okay. to start with, L&T had L&T was awarded the civil contract for the 31 kilometer airport express metro, starting from Gachibowli. Rajendranagar is a name station on this route. What is your feedback on this?

Sanjay Kumar Bansal:

Correct. They have changed the route after the new government came and the metro is going in front of the Rajendra Nagar now because 10,000 or more apartments are going to be delivered. So metro needs Rajendra Nagar, Rajendra Nagar needs metro. We are in middle in between the airport and the city. So that’s on dot what I said transportation connectivity.

Devansh Bansal:

Agreed. Moving on, Chief Justice of India, Chandrachud ji personally laid the foundation stone for the new Telangana High Court coming at Shamshabad at Budhwal in March 2024. Rupees 1000 crores have already been allocated for this 100 acre campus.

Sanjay Kumar Bansal:

Correct, on dot. This is my third point where the employment is generated. It’s a massive campus High Court, full swing construction is going on. All cranes are put, you can see within one and a half years from now, today, they are going to deliver it. So you can understand the amount of housing will be required. All judges, all advocates. So that’s my third point where lot of generation of housing will be required apart from the Budvel or the airport side.

Devansh Bansal:

Understood. Building upon your point about needing housing, we also have a 350 acre IT cluster from Budwell to Kismatpur documented. Times of India called Budwell the answer to the congested western IT corridor. What are your thoughts on this?

Sanjay Kumar Bansal:

Correct. That shows the direction in which Hyderabad market is moving. It was completely focused before Budwell in the western corridor from Hitech City to Kachchhi Valley and from there it is moving to south and that’s where Budwell was auctioned successfully and the new IT clusters are coming there and Rajendranagar is just next door to Budwell.

Devansh Bansal:

Rupee 488 crore trumpet interchange at the Budwell at the Budwell exit has been sanctioned. Construction is already in full swing, which is a part of a 2200 crore road infrastructure package for this corridor.

Sanjay Kumar Bansal:

As I said, my second point, most important, the connectivity. So already we have National Highway plus further it is getting connected with the assistance of not just state government but central government also.

Devansh Bansal:

And lastly, Dave Signature One sits on a 250 feet national highway maintained by National Highway Authority of India. Congestion comparisons with projects on 100 feet internal roads are not apples to apples.

Sanjay Kumar Bansal:

on dot. Exactly, that’s what I mean. The congestion with infrastructure development on a 250 road is far less compared to a congestion on a 100 feet road. That’s why you see a lot of areas like financial district or Kukatpally are totally choked having so many high rises all on 100 feet road.

Devansh Bansal:

Uh, to close this topic, um, in our most recent annual budget, we also heard something about the high-speed railway coming to Hyderabad. Any thoughts on that?

Sanjay Kumar Bansal:

See, even though we don’t have a double engine government, which makes a lot of difference, we got from the center Shamshabad as the epicenter of high-speed rail. It is announced in the last budget and it might take 3 years, 5 years time, but from Hyderabad to Chennai, Bangalore, Pune is going to be 2 hours away.

Devansh Bansal:
