Any fruit juice, anything?
So do you prefer Hindi or English? What is more comfortable for you?
Today is Saturday, so we haven’t disturbed you too much, right? We came a little during working hours.
Piyush Chiripal:
No, it’s nothing like that. It’s actually good that this time we were able to meet you.
Devansh Bansal:
So basically…
It has been two years since we started this project. By now we have sold flats to around 100–150 clients.
I think you and Rohit sir were among the first, first two, first three clients.
I was there when the unit got closed, I remember.
We have also acquired land for one or two other projects.
This project is doing very well.
So I wanted to invite some of our early clients and just take feedback.
We are not the biggest brands in Hyderabad yet. We are just starting to take on bigger projects, and your support and your help really helps us.
These videos we will advertise, show people, put them on our website.
This is just to build trust with clients.
So that they don’t feel that we are just a corporate identity that comes, builds, and sells.
We want clients to connect with you.
We want future buyers to know how the experience has been for people who already bought from us.

Can we start with your name? Where are you staying right now?
Sanju Chiripal:
I am Sanjana Chiripal.
Devansh Bansal:
Sanjana Chiripal, okay.
Piyush Chiripal:
I, Piyush Chiripal. I am very happy in this.
I am one of the part of Dev Signature One.
I had heard about this project, that Dev Signature One is coming in Tattam Rai, and I was very excited to book my flat in this project.
And I am very happy to be part of the Signature One family.
Looking forward to this becoming our home.
Devansh Bansal:
Where are you currently staying?
Piyush Chiripal:
Presently, I am in Attapur.
Devansh Bansal:
Are you a nuclear family or a joint family?
Piyush Chiripal:
Joint family.
Devansh Bansal:
Who all are there in your family?
Piyush Chiripal:
My father, my mother, my brothers, my children, myself and my wife.
Sanju Chiripal:
Daughter-in-law, his Bhabi also.
Devansh Bansal:
How many kids do you have?
Piyush Chiripal:
Two.
One is in seventh standard and the other is in second standard.
Devansh Bansal:
How is their experience? I’m sure the kids would’ve seen the model flat
Piyush Chiripal:
In Every fifteen days they keep asking, “When will Dev Signature One be ready? When are we shifting?”
They are very excited to move here.
Sanju Chiripal:
I had a very strong wish that I should buy from Sanjay’s project only.
I tried once or twice earlier when Mai Nagar was coming up, even in Attapur I tried, but it was far beyond my budget.
But I always wanted to buy in one of Sanjay’s projects.
Now after seeing this, I am very happy. The quality, and whatever I have heard about them, is very good.
Sanju Chiripal (continuing):
And what I am seeing also feels very good.
The feelings are good after seeing the quality and everything.
It is perfect as per vastu, and they are taking very good care of everything — Sanjay.
Devansh Bansal:
When you booked the flat, when you came the first time, nothing was there.
Piyush Chiripal:
No.
Devansh Bansal:
Even our marketing office was not there.
Sanju Chiripal:
I just had so much faith in Sanjay that I felt I should buy only from him.
From the very beginning I had this wish — whenever Sanjay builds flats. Earlier he used to do office and commercial work. I used to keep asking him, “When will you make flats? When will you make flats?”
He made villas in Attapur. I came and saw them two or three times, but they were out of my budget.
So I felt, no, I should look at flats.
I am very happy buying here, and I still have a wish — we are planning that maybe we will look at one or two more in the future here itself.
Devansh Bansal:
How did you come to know about this project?
I know my parents have known you for twenty–thirty years, even before I was born.
But how did you find out about our project? What was your first experience?
Piyush Chiripal:
Actually, in this route, Katedan, we used to go to Shadnagar.
One day I saw the hoarding of Dev Signature One — that this project is coming in this area.
At that time I called and connected with Sanjay sir.
I asked whether it is commercial or residential.
He told me it is residential.
So I was very happy, and at that time itself I decided that I will be part of Dev Signature One.
And at that time I decided I would not go to any other project.
I had to take in Dev Signature One only.
Devansh Bansal:
So you trusted us even before the building came up.
Piyush Chiripal:
Yes.
Devansh Bansal:
After that, when our experience center and model flat were ready, you came with your family and with Rohit sir. How was that experience? What was the one thing that made you feel — this is my home?
Piyush Chiripal:
The best thing about this project is that it is on the main road.
Second, it is 100% vastu compliant.
Third, compared to other builders, the quality and material used in Dev Signature One is much better.
And another thing that interested me was that in the Attapur project there was a concept — a themed concept.
That the whole project has a particular face and design.
Seeing this concept, my interest increased that I have to buy here.
Because their concept is very good.
So at that time itself I decided to take it.
Devansh Bansal:
Yes, I am sorry.
So I was asking that you told about yourself, but how was your family’s experience?
Like when your parents came and saw the flat, first time when ma’am came and saw.
Or when your kids came and saw.
What did they like the most?
Piyush Chiripal:
When I came with my family along with my father, my brother and my mother.
So after seeing all the members in my family, all were very excited.
That yes, then we have taken a good decision, we should take this only.
And after bringing the kids also, they are also very happy to see that we will shift here only and live here only.
Devansh Bansal:
And how was your interaction with the team?
You told about the flat and project.
I know that my team is usually who you connect with.
In the beginning more communication happens with the team.
How is your experience with the Dev team? We call it our Dev family.
Piyush Chiripal:
Dev — the Dev Signature — the —
Sanju Chiripal:
Yes, Srinivas sir, we stay in contact with him.
They respond very well for everything.
They also explain to us.
If we have any confusion, they explain everything properly.
What is what and how far it has reached.
They keep sending videos and photos.
Piyush Chiripal:
They update every ten to fifteen days.
This is the current position, this is what is going on.
And if you want to do any changes, you can proceed now also.
And they are very free and friendly with us.
They are like our family members. They used to —
Devansh Bansal:
Yes sir, very very happy to hear that. And.
Devansh Bansal:
I wanted to understand one more thing from you.
After you, the people to whom we sold flats, one of the biggest things clients told us —
Sir, we are Marwadis, we are Agarwals.
And the thing I liked, you may not like.
Everyone’s thinking, everyone’s vastu, everyone’s requirements are slightly different.
So we have given one feature in the project, which is very difficult to give in most high-rise projects.
Minor internal changes are something that we can implement.
If someone wants to shift a wall slightly left, or make a room a little bigger, or extend a washroom.
So small small changes we can incorporate in the plan.
When we were planning the project or building, we kept this in mind from then itself.
So I want to ask you —
Have you taken this feature?
Have you made any changes in the flat, or you have taken it as it is?
Piyush Chiripal:
No, we have made some changes due to some interior part of it.
So we have done some changes in this.
Devansh Bansal:
And how do you feel?
The changes that you have gotten done — how will it affect your future life after moving in here?
Piyush Chiripal:
Good.
Meaning if changes are there, then good output will come.
Sanju Chiripal:
According to our usage, we have made changes.
Devansh Bansal:
Yes sir, yes ma’am.
Sanju Chiripal:
That how we can make that room separately for ourselves, that is why.
Devansh Bansal:
In this project also, we are giving three separate amenity areas.
One clubhouse is coming separately.
Fifty thousand square feet of complete terrace amenities.
And on the ground floor, a sixteen thousand square feet lobby also we are giving.
So keeping all these things in mind, I wanted to ask you one more thing.
You said you made changes in your flat according to your requirements.
How do you think these amenities will change your lifestyle?
What do you use the most?
What are you most excited about?
Which thing are you waiting for the most?
Sanju Chiripal:
For the children’s play area.
Because I have small children right now — granddaughters and grandsons.
For them the excitement is more that they want to use swimming, clubhouse and all that.
And badminton and football.
Football champions are my grandsons.
So they will get some ground.
That is the main excitement.
Devansh Bansal:
And what about you?
How do you like to spend your day?
I stay with my parents and my grandparents.
I stay with my grandfather.
First thing my grandparents do every morning.
In the morning they first go for a morning walk.
After that they come back, drink tea, drink coffee, read the newspaper.
My dad and my mom.
Earlier they did not do much physical activity.
But in the last one or two years, they have made a habit —
That in the morning, first thing, they have to do one hour yoga.
Earlier we had a problem where to do yoga.
To make a dedicated space.
After our terrace, the small area we got, there they made it a yoga space.
Daily in the morning a yoga instructor comes.
They do yoga with them for one hour.
So that’s how they start their day.
So I wanted to understand from you —
Is there any part of the project —
How you spend your day and what are you thinking about personally?
Sanju Chiripal:
Sorry, what did you say in the last?
Devansh Bansal:
After moving into this project, how do you see changes in your day-to-day life?
How do you start your day in the morning?
Sanju Chiripal:
With walking.
Devansh Bansal:
Yes.
Sanju Chiripal:
Walking, yoga, all that we do.
Here we will get separate walking track.
There we do walking in our lane, but here it will feel good.
That is why it feels good.
These days the day starts with walking.
Earlier it used to start with prayers.
Devansh Bansal:
Yes.
Sanju Chiripal:
Nowadays it starts with walking.
Then later prayers.
Devansh Bansal:
And your office.
You said you go to Shadnagar, so office there and how is it?
Piyush Chiripal:
No, I mean my business is there.
Due to some industrial area, I have to visit there.
Transport, logistics is there, and diamond jewellery business also.
So due to some office work, I have to move to Shadnagar industrial area.
So that’s why it is near for me to go from here.
Devansh Bansal:
So you go to Shadnagar daily, or twice thrice a week?
Piyush Chiripal:
Depends on my work. Once in a week.
Devansh Bansal:
Once in a week.
And otherwise your office is in the city?
Piyush Chiripal:
In the city, in Attapur.
Devansh Bansal:
Your office is in Attapur.
So moving there will be easier for you.
Shadnagar commute won’t be a problem?
Piyush Chiripal:
No, it’s not like that.
Devansh Bansal:
Understood sir. And.
Sorry just once again.
So where you are staying right now — your existing.
Is it in a gated community?
Are you staying in an independent house or independent building?
Sanju Chiripal:
It is an independent building.
There are flats made in it.
There are eleven flats.
Piyush Chiripal:
That we have — in that we have a duplex flat.
So it is normal, not a gated community.
This is why we have to take in a gated community.
That’s all.
Devansh Bansal:
So since you are moving into a gated community now.
Your expectations from community — how do you feel moving into a gated community?
How do you think it will be different?
Is there something in your mind?
Piyush Chiripal:
Yes, definitely that after shifting here —
Sanju Chiripal:
Amenities.
Piyush Chiripal:
Amenities are there.
For children also.
Amenities.
They can enjoy play area and surrounding circle, the socials, all these things.
So I am very happy seeing this.
Devansh Bansal:
And what about your neighbours?
What are you looking for?
Is there any specific thing in your mind, or nothing really?
Piyush Chiripal:
I think right now there is nothing like that.
Devansh Bansal:
Last question sir, before we end.

When you finally get your keys — after eight, nine months, one year.
When your interior work starts and you actually come and start living here.
Like what do you think?
What will be your reaction?
What is the first thing that comes to your mind when you think about staying here in the future?
Sanju Chiripal:
Right now we have not thought about it.
That moment itself will tell at that time.
But right now there is a lot of excitement, especially among the children.
We have planning to buy more also.
