In this conversation, Mr. Vimal Jain, one of the earliest investors associated with DEV Signature One, speaks with Devansh Bansal, Director, DEV, about being part of a project from its very first steps and watching it take shape over time.
Drawing from his close involvement with the brand and its promoters, he reflects on what builds conviction early on, how trust is formed before returns are visible, and why DEV Signature One stood out as an opportunity in an emerging market.

I hope we didn’t disturb you on Sunday afternoon.
Vimal Jain:
No, not on Sunday. Every afternoon it’s free for you.
Devansh Bansal:
Oh, thank you so much. Sir, let’s we’ll start with your name.
Vimal Jain:
My name is Vimal Jain.
I’m managing flour mill industry. and I’m a very good friend of Sanjay Bansal, who is a promoter of this project. And almost we meet every day. We are very close.
It’s like a family. And the rest what I can say, Matlab, I think I’m also part of this project.
Devansh Bansal:
Yes, 100%. If I’m not wrong, you were our very first investor. We started this project with you. And the first few.
Vimal Jain:
Yeah. And one more point I want to add, of course, in the land deal, I was with your father to get the land deal. The seller was a common person.
So I went with your dad to get the deal done.
Devansh Bansal:
Sir, can tell us a little bit more about your family, who comprises of your family?
Vimal Jain:
My family, like, I stay in nuclear, like my wife and two daughters.
I stay with my mother. I’ve got two brothers. one elder brother, one younger brother, they also stay in Jubilee Hills. Yeah. nearby, five minutes walk from my home.
And my office is at Signature 36, Jubilee Hills, which is built by Dev again. and we also bought that 5,000 square feet floor plate office, and it was advised by Sanjay Bansal to take office to near to my home so that it would very convenient. And I’m very happy and grateful to him that I took that decision. Now I’m very, very satisfied with the output.
Devansh Bansal:
Thank you, sir. And so you’ve told me about your work. Can you tell me a little bit of your workplace, office?
Can you tell me a little bit more about your work? I mean, how’s your daily life, how the day?
Vimal Jain:
I, I’m into flour mill industry, we manufacture wheat products.
By God’s grace, we are the leading manufacturer in state of Telangana. And I go to office, I look after sales and administration. My younger brother looks after production.
My factory is at Patancheru, almost 35 kilometres from Jubilee Hills, and my elder brother looks after purchase. So it’s a family business, my father had started, and we are continuing it..
Devansh Bansal:
So how does your day usually start?
I mean, how do you spend your day? When is your family time with your family?
Vimal Jain:
Like I start with yoga again, inspired by Sanjay Bansal from 8 to 9 morning.
Then I have a breakfast and goes to office. If I want to go to my temple, sometimes I go to my temple at. It’s near Old City.
Sometimes I go, I wish to go daily, but I’m not able to manage it due to traffic. And by lunch, I come back to office again.
Generally , I am free by 6 o’clock and I like to enjoy life by playing poker and meeting friends and going out, travelling.
And by God’s grace, my work is on auto mode. So I need not be present always at my office. So I can be leisure at my will.
Devansh Bansal:
Nice. Glad to hear that. So coming to your relationship with this project, as you’ve told me that you’ve been involved from day one, right, from the purchase of land, moving on to the purchase of land and being one of our initial investors as well.
When and how did you first hear about
Vimal Jain:
one more thing I want to ask, many people think that I promote this project so much that I am like a partner in this project and I’m very happy to hear. I just ignored them.
Devansh Bansal:
No, you are not the partner sir you are the owner of the project. We are your part
Vimal Jain:
Yeah yeah. I think like that only.
Devansh Bansal:
So as I was asking, when did you first hear about Dev as a brand?
I know you’ve known us, you’ve known you’ve known my family and my parents from a very long time. Yeah. But what was your first introduction to Dev as a brand?
Vimal Jain:
Dev, when you have started branding of your company, Sanjay Bansal had given shown me three samples of Dev, which brand we have to put. So I had only suggested to keep a logo of this. And I think you had had Mr. Mark Lazaro from Bangalore as a brand ambassador] and so he had suggested all three options.
I had selected this and enjoyed I opted for that. I’m very happy about that. And Dev Signature Villa, Dev 36, Dev Manor, all these projects I’m aware of, from scratch, what is happening, how the sales moving, and future projects also I am aware of Dev.
Devansh Bansal:
Of course. So knowing what you know about the company, about the promoters, about how are they family functions, what made you trust our director Sanjay sir and the company in its early days. And when this project initially took off.
Vimal Jain:
Say your father is into meditation. His integrity is very high. I know he’s not like other builders.
What they promised, they will not deliver. I know his capabilities. His mindfulness on the project.
He applies everything with peace. And if he does not have any solution, he goes for meditation for 10 days to have a solution for this. And he takes very good advice from me.
Also, if he has got some issues. But ultimately he’s a very good person and he is a very good businessman who thinks about all and inclusive growth of all. He’s not, I don’t want to name other builders, frankly, but he’s not like a normal builder fraternity community.
Devansh Bansal:
And is this your first investment with us?
Or have you worked with us before?
Vimal Jain:
It’s my first investment as an investor, is a first investment, but prior to this, I had bought office space. That is an outright purchase.
Devansh Bansal:
That was an end use.
Vimal Jain:
Yeah, for my own use.
Devansh Bansal:
And have our projects wherever you have worked with us as an end user or as an investor, like have our past projects made your expectations. I would include this in our past project.
Vimal Jain:
I am very much happy with the office space which I bought. From Dev Signature 36.
The output has come very well. It has won an award also excellence award from Credai. That’s also achievement for us.
And the biggest strength of that building is all owners or occupants. There are no tenants. So the building is well maintained.
And still now, it is maintained by Dev Infra only. Now it is being transferred to the society, owners society.
And I have seen Attapur villas, which you are almost completion completed stage only, that has also come very much.
It has been delayed for some government issues. Otherwise, it would have been completed much before, but the output has come really well, and the villas are really, really like, up to the mark, you can see.
Devansh Bansal: And what would you say is your has been your favourite part of being part of our Dev family?
What is your favourite part of working with us?
Vimal Jain: Consistency and trust and what what the Dev promises, 99% they try to fulfil on time, there are like little bit hiccups.
It’s always there in any some all projects, but that can be ignored.
Otherwise, everything is fine. And I’ve seen the experience centre of this Dev, where we are sitting right now.
This also has been done by Hamida, suggested by me again.
So it has come up very well and the model flat, is also very good. So everything is fine.
Devansh Bansal: So coming to this project, Dev Signature One, what attracted you to their Signature One as an investment, initially?
Vimal Jain: Dev Signature One?
Devansh Bansal:This is the project..
Vimal Jain:
This is the project. Dev Signature One
Devansh Bansal:
So what attracted you to Dev Signature One as an investment?
Vimal Jain:
Basically, it was a very upcoming market. It was a very new market, and the growth chances of growth were very high and we are part of the early bird investors.
So we are expecting very good returns on our investment as an early bird investor.
And we know that what you promised, you are going to build. So ultimately, we get a good return as an investor.
Devansh Bansal: And how did NH44 or the airport vicinity, did any of these points?
Vimal Jain: Naturally, it had a good impact on that. And by, I think yours is the second project on this road, if I’m not wrong.
After this, I think eight to ten projects have come up on this road, seeing the market.
So there is lots of potential and almost all end users are buying here for them it’s a good investment and a safe investment.
Devansh Bansal: And why do you feel Hyderabad offers good opportunities for investors as a good real estate investment market?
Vimal Jain: Because Hyderabad, what Hyderabad provides as a city, I think one of the best cities to live in India.
And here still the rates are so minimum compared to real estate prices are so low compared to Bombay, Bangalore, Delhi.
Still, we find that there is an investment opportunity and a good return can be expected in real estate market from Hyderabad market.
Devansh Bansal: And what do you think reduces risk for you as an investor?
Vimal Jain: See safe. safe investment is always better higher,
If there is a higher risk, the reward may be a little bit higher, but guaranteed not a guaranteed return.
Here, I think it’s a guaranteed return. So it is a good point of view for an orthodox investor, you can say.
It’s a very good option for an orthodox investor. He will get minimum returns, assured returns, at least.
That’s a very safe bit for an investor.
Devansh Bansal: And what kind of projects do you want to see Dev take up in the future?
Near future, far future, what do you expect of Dev?
Vimal Jain: I am behind your, the promoter of the company, Sanjay Bansal for a farm house project.
It has a very good demand on the outskirts, city outskirts, like like a weekend home.
Many HNI’s are looking for that. I’m very much behind, but he’s not able to acquire a good land for that.
He’s trying his best, but that’s a very good market.
Again, high rise, Villas projects in cities almost not possible these days because of land prices.
It will not work out as a builder for everybody, for high rise, with good quality, it will work very well.
Devansh Bansal: So having had this conversation to close it off, I would like to ask you if someone asks you advice on investing with Dev or working with Dev, or why they should work with Dev or invest with Dev as a brand, what would be your advice to them?
Vimal Jain: 100% I advise. many of my friends I’ve already advised. My relatives I have adviced to invest with Dev with your eyes shut.
There’s nothing to worry. You will get what they promise, but initially, you have to do your own calculation what they are promising, wheather it is suitable for you or not, that you have to take a call.
But I strongly advise, you can safely invest with Dev.
